Not sure how much this forum will be focusing on construction and densification, but it's a go for my downtown's new tallest (only 9 stories, but it's on the top of the plateau so it'll be taller than everything else). I'm at the architecture stage now. At first sight it looks ike it'll be steel-framed, rather than concrete or mass timber. 70-75% of units won't have parking, which is not that daring but also not that conservative. Mix of 1br and 2br units (mostly 1br), the way financing works (based on income for the finished building) make it nearly impossible to build bigger units (much less income per sq ft while construction costs don't go down by anywhere near the same). No wonder everyone else also builds nearly exclusively 1br units...
If there's interest, I can chronicle the process from the point of view of the developer. We should start the actual construction next spring. This forum will likely be busier by then.
